Real estate coaches are real estate professionals who help their clients navigate the real estate industry, identify the best real estate opportunities, and create a plan to build their property portfolio. They also advise them on renovating, selling, or renting properties.

Now that we’ve covered what real estate coaching is, let’s talk about the benefits of online real estate coaching.

What are the benefits of a real estate coach? 

There are several benefits to working with a coach:

  • 99% of individuals who hire a coach are “satisfied or very satisfied,” and 96% say they would repeat the process

But how specifically do real estate coaches help their clients? 

You can do many things for your real estate clients beyond just guiding them through the market and showing them how to make a profit.

For example, you could:

  • Show new investors how to start their business with little to no money and grow it to a six-figure income stream
  • Help a first-time homebuyer find and buy a new home in a high-potential area

One student of mine, Ryan, is a real estate coach who helps his clients invest in student housing. He has a step-by-step process that works even for people who are buying their first property.

How did he do it?

First, he got his feet wet by buying and renting out properties to quality tenants. 

Through trial and error, he learned what worked and built a portfolio that makes him multiple six figures in passive income. 

Then, when he realized he could help others do the same, he used what he had learned in his own real estate business and became a coach. He works with clients to find and buy property, renovate it, and market it to the right audience.

Today, it’s a six-figure coaching business. He was even able to quit his 9-5 pharmacy job! You can do it, too. 

Let’s talk about how – starting with getting certified.

Do you need a real estate coaching certification? 

Most coaches don’t need a certification, and that’s true for real estate coaches, too.

For the most part, you just need to prove that you have experience and can get the results your clients want.

However, there are a few niches that require a real estate license or certification, like if you want to become a real estate agent or financial advisor.

That’s not to say that you can’t get certified, though. 

If you do decide to get certified, you’ll want to do your research to make sure you find the best program for you and your goals.

The Real Estate Investing Certification is a designated certificate for realtors who want to work with investors or those who want to establish themselves as investors. This certificate takes 14 hours to complete.

Next, we’ll talk about creating the ideal real estate coaching package to land your first paying clients. 

How do you create your own real estate coaching package?

When my students are just starting out as coaches, I always encourage them to find a price that’s not too high but not too low. 

A three-month package that costs $1,500 is perfect for new real estate coaches. It’s not too long of a commitment, which could scare off new clients, but it’s not so short that they won’t see results, either.

What happens in those three months?

I recommend offering one to two monthly calls plus another line of communication that will allow your clients to contact you if they have questions. WhatsApp groups, social media, and email are great ways to do that.

If $1,500 feels too low for you, remember that you won’t always charge that amount. It’s just a jumping-off point that will help you land your first paying clients.

Now that you’ve got your package figured out, it’s time to find your first client. Read on to find out how.

How do you get your first real estate coaching clients?  

There are a couple of things you need to do before you can find your first clients.

Define your real estate business niche

The first is defining your real estate niche.

Your niche is what will help you grab the attention of your ideal clients by speaking to the results that they want.

Don’t just say you’re a real estate coach. Tell them exactly what you do. 

Whether you help your clients find homes to flip or walk them through commercial real estate investing, get as specific as you can.

Of course, you want to make sure that what you do is profitable. Before you decide on your niche, do a little bit of research to make sure it’s what people want and, more importantly, that it’s profitable.

Find coaching clients 

Once you have your niche, you have to figure out how to get in front of people.

That means finding your clients.

If you have the right message and know how to reach your audience, you’ll find paying clients in no time.

But remember, you won’t find them all waiting for you in one place. You might try the following:

  • Offer your real estate coaching services to your existing network. Ask friends and family if they’re interested in real estate investment. If they’re not, maybe someone they know is. Ask them to pass along your information!
  • Sign up for social media if you don’t use it already. Look for real estate-related groups across platforms like Instagram, Facebook, and Reddit. Trust me, there’s no shortage of users interested in real estate investing – there are 1.7 million people in the r/RealEstateInvesting subreddit alone!
  • Get your voice out there and become an authority by writing guest blogs, guest-starring on podcasts, and contributing to well-known sites. Ryan, the student I mentioned earlier, has become a trusted resource by appearing on several podcasts like The Investor’s Podcast and even being featured on Insider.

Whatever route you take, focus on just one or two. Master one strategy before you try to add on more.  

Most of all, stay consistent. You won’t see results right off the bat, but don’t lose that momentum. Remember, building a client roster takes time when you’re just starting out.
